The basics

Long stays (over 28 nights)

Working remote? Snowbirding for a couple of months? The house is set up for it.

For stays longer than 28 nights, we include a $160 deep clean every 3 weeks. Our cleaner comes in, washes all the bedding and linens you leave by the laundry room, deep-cleans the home, and restocks all the supplies (toiletries, kitchen basics, coffee, everything). This fee is calculated automatically at booking so you know the full number before you commit.

Maximum stay through this site is 90 nights. Longer than that, email us and we'll draft a separate longer-term agreement.

Holiday stays

If your stay lands during Thanksgiving, Christmas, New Year's, or another named holiday, a couple of extras:

Pets

Dogs or cats welcome, two total per stay. $150 non-refundable pet fee, added at booking.

Parking + EV

Two cars park at the home. Additional vehicles use the neighborhood shuttle lot; we send the location at check-in and shuttling to and from the home is easy.

No parking on the front lawn. It damages the in-ground sprinkler heads and each replacement is billed at $250 to your security hold.

Level 2 EV charger: the charger is remotely locked when the home isn't being charged for — plugging in without activation does nothing. To use it, add the EV charger to your booking for $10 a day and let us know at least 24 hours before check-in; we'll activate it in the app before you arrive. If a guest plugs in without prepaying and requests activation on the fly, the fee is $10/day plus a $25 late-activation fee.

Security cameras (disclosed)

Full disclosure so there are no surprises. Under Florida § 810.145 and per Airbnb's April 2024 policy, here's what's on the property:

Why the pool camera? The pool has no separate child-safety fence around it, so the lanai camera exists to document pool activity for safety. It's a disclosed pool-monitoring device, not a privacy camera. If anyone in your party needs privacy for changing, please use the interior bathrooms.

Storage: ~30 days of cloud footage, accessible only to us. We don't share footage except in response to a lawful subpoena, an insurance claim on the property, or a safety emergency involving your party.

Please don't touch the cameras. Moving, covering, unplugging, or damaging any of them is a $250 fee per incident and (because the pool cam is a safety device) can end your stay under Fla. Stat. § 509.141 without refund.

The following apply only if something goes wrong during the stay. All are a reasonable pre-estimate of our actual harm, not a penalty. Each may be charged to the card on file or deducted from your security hold:

ID verification

At booking we ask the primary guest for their driver's license number and photos of the front and back of the ID. The person booking has to be the person staying — this stops booking fraud and keeps the home safe for everyone.

Rental agreement

When you book direct through this site, you'll review and e-sign a Florida short-term rental agreement at checkout. It repeats these house rules in the formal statutory language required by Florida (Fla. Stat. § 509.013, § 509.141, § 668.50, and Sanislo pool waiver standard), and gives you a printable, PDF copy of the signed contract for your records.

The agreement is drafted by the owner (a Florida-licensed attorney). If you have questions about any specific clause before you book, email us and we'll walk through it with you.
